Getting Ready for the Auction
The 30 days leading up to the auction is the time to get questions answered, attend open houses of the homes you are interested in, and determine what you can afford to spend.

Get Comfortable with Auction
The auction itself moves fast. First-time attendees are usually surprised to learn the sale is over within a few minutes.
Whether you're a regular at auctions or this is your first time bidding, you can tip the odds in your favor with a few simple actions. Try one of these tips the next time you attend an auction and gain the upper hand when you bid.

Get prequalified
Don't wait until after you've won the property to contact a bank. If you're prequalified, you'll know how much money you have to work with. Not only will this keep you from overbidding, but you'll also know for sure that you can get the property. If you win the auction, but can't afford the property, you'll delay the process – or potentially lose money you've already put into the deal.  

Do your homework
Particularly with commercial real estate auctions, it's important to do your due diligence. Attend open houses and preview properties/items you wish to bid on. Once you have won an auction property, you won’t be able to enter the property until escrow closes. It is important to take advantage of pre-auction open houses to ensure you actually want the properties/items you bid on.

Devise a bidding strategy
Before you jump into bidding, it's important to come up with a bid strategy. Will you bid aggressively to intimidate other potential bidders? Will you swoop in at the last minute and outbid everybody else? Having a strategy will help you keep your cool during the auction and may keep you from overbidding.
